More housing is to become available close to Mansfield’s centre of town with Council supporting a general residential zone on the undeveloped section of Stockman’s Rise Estate.
Mansfield Shire’s population has soared since the beginning of the COVID-19 pandemic. Growth was forecast at 1.1% and has been at 3.3% over that time. Mansfield Shire’s population growth is one of the highest in regional Victoria.
To alleviate some of the pressure of new growth, Council is supporting a planning scheme amendment to change the land zoning on the undeveloped section of Stockman’s Rise Estate. Previously, this has been zoned as low density residential and now it will be zoned as general residential. The land faces the east toward the Station Precinct and will accommodate normal residential allotments.
Mayor Cr James Tehan said that extreme population growth presented opportunities and challenges.
“This kind of growth can be exciting for the community with increased opportunities for business and residents. On the other hand, growth of this nature presents a threat to housing affordability,” said Cr Tehan.
“It’s great to see more lots become available for housing close to the centre of Mansfield and its amenities. This estate is walking distance to schools, community facilities, key business locations and the Station Precinct.
“This amendment enhances the liveability of the shire while maintaining the cherished character of the town. It stands to benefit the entire community.”
Council is working with the developer to encourage the retention of some trees on the site for their landscape value.
